Overview

This module covers the role of the architect in relation to contracts and the related administrative essentials.

 

CPD

This presentation is equivalent to 1 hour/point of formal CPD and will deliver outcomes related to the following Competency/s from the National Standard of Competency for Architects:

    2015 Competencies:

    Project Delivery: Construction Stage

    8.1   Selection process for appropriately qualified contractors is in accordance with procurement method and project contract.
    8.2  Recommendation regarding contractor selection and specifics of project contract are made to the client for their approval.
    8.3  Identification and application of the process and administration systems needed to fulfil all obligations under project contract.
    8.4  Construction progress and quality is systematically reviewed and monitored as required under the contract provisions.
    8.5  Identification and application of all relevant processes required for certification of monetary claims, project variations, extensions of time, project variations, extensions of time, project instructions or other administrative responsibilities under the contract provisions.
    8.6  Monitoring project requirements and objectives as described in project documents are met.
    8.7   Identification and application of appropriate and consistent systems for record keeping and maintenance of document revisions.

    2021 Competencies:

    Practice Management and Professional Conduct:

    PC 14 Be able to identify and apply construction services provisions and/or construction administration systems needed to fulfil all obligations appropriate to the procurement process in accordance with the terms of the agreement. 

    Design Delivery and Construction Phase Services:
    PC 48 Be able to select and implement project administration systems, based upon an assessment of the selected procurement method and its implications on project delivery. 
    PC 51 Be able to provide advice to clients and lead (or contribute to) the process of selecting a qualified contractor in accordance with the agreed procurement method and construction contract. 
    PC 52 Be able to apply the principles and mechanisms implicit in the selected procurement method and associated construction contract(s), based on an understanding of the implications of differing contractual relationships. 
    PC 54 Be able to monitor construction progress and quality as required under the provisions of the construction contract, which may include site visits.
    PC 55 Be able to apply appropriate and consistent systems for record keeping, document control and revision status during the construction phase.
    PC 57 Be able to apply relevant processes required for certification of monetary progress claims, project variations, extensions of time, project instructions, and requests for information, practical completion or other administrative functions explicit in the selected procurement method and associated construction contract. 

     

     

Learning Outcomes

At the end of this presentation you should be able to:

  1. Provide an understanding of the underlying principles and the extensive detail found in lump sum building contracts, with reference to the ABIC suite of contracts and the ABIC SW-2018 simple works contract in particular
  2. Perform the role of contract administrator as demanded by the contract wording
  3. Demonstrate techniques and procedures associated with the role of contract administrator

Ryan Loveday

Director, Fulton Trotter Architects

After finishing a drafting course at TAFE, Ryan studied Architecture at the University of Technology Sydney in the old 6 year part-time course, whilst also working in small practice. He dimly remembers graduating the course in 2001.
Now based in Brisbane, he has spent the last  two decades working predominantly on public projects within education, health, aged care and community architecture. One of an increasingly rare breed specialising in traditional full-service architecture and superintendency, his skills and background as a technical architect have led to a career resolving the ‘tricky bits’ of complex institutional projects.
