Important — Victorian members: A new Victorian Architects Code of Professional Conduct took effect in April 2026, issued by the Architects Registration Board of Victoria (ARBV). It brings new requirements for client architect agreements and specific steps you will need to take before signing, such as providing a copy of the ARBV's client Checklist. The CAA2024 and CAALS2024 may not yet meet all new requirements in Victoria. The Institute is reviewing its contracts and engaging with the ARBV. Refer to the ARBV's new Code information and the ARBV's Client-Architect Agreement guideline, and you might wish to seek advice before using the current version for your Victorian projects.
Client Architect Agreement - Limited Services - Digital
Digital Format - Available to Institute members only. The Institute publishes the 2024 Client Architect Agreement for Limited Services (CAALS2024) which can be used for limited services and projects of small size and low complexity or unique engagements that don’t require full architectural services. While it is similar to the CAA2024 in many respects, the CAALS2024 doesn’t contain all provisions of the CAA2024 and some other provisions and procedures differ. Like the CAA2024, it adopts user-friendly plain English and includes new provisions and clarifications on key mechanisms, such as: Cost of Works, Fees, Changes to the Services, Protracted Services, use of the intellectual property in The Design, digital files, terminating the agreement and an advance payment (Mobilisation Fee). Layout, concepts and defined terminology familiar from the CAA2024 are used. The CAALS2024 is not a substitute or direct alternative to the CAA2024. The CAALS2024 should only be used for limited engagements with a low value and low complexity. For all other engagements, or if in doubt which of the two agreement forms to use, we strongly recommend you use the more comprehensive Client Architect Agreement 2024 (CAA2024). If you are unsure which agreement form is appropriate for your particular engagement, you should seek legal advice. Client Architect Agreement 2024 - Full Services - Digital
Digital Format - Product - Available to Institute Members only. The Institute’s 2024 Client Architect Agreement (CAA2024) can be used for design and building projects of various sizes and complexity. The CAA2024 adopts user-friendly plain English and includes provisions and clarifications on key mechanisms such as copyright and consequences of breach of copyright, fees, payment terms, GST, negotiating changes to the services and fees wherever there are protracted services or variations, circumstances for terminating the agreement, actions required on termination and signing the contract using electronic signing. Layout, concepts and defined terminology familiar from the previous CAA editions are used and clarified, as well as updates for changes to the state and territory Architects Acts and codes of practice. This latest version is published with a comprehensive User Guide, Information Guide for the Client and template guide letters. Eligible Institute members can access additional and supporting documents via Acumen.
